Following an application for the replacement of a small tumbledown beachfront dwelling with a contemporary designed new dwelling, the Local Authority refused permission on the grounds that the new dwelling would have an unacceptable impact upon visual amenity and character of the conservation area and insufficient amenity space for the occupiers.
Wessex Planning were instructed to appeal this decision and the Inspectorate agreed with Wessex Planning that the sensitive design of the dwelling would represent a bespoke and positive intervention that would modernise the site whilst preserving the conservation area’s character and appearance. The Inspectorate further agreed that the garden area would exceed minimum requirements and that the level nature and open aspect to Southampton Waters would make the garden both attractive and usable.
The appeal was allowed and planning permission granted.
