Following the refusal of planning permission (submitted by others) for the change of use from agricultural to equestrian and the erection of stables, hay barn and manege, the Client instructed Wessex Planning to devise a planning strategy to address the reasons for refusal.
Having reviewed the officer report and the LPA planning committee’s reasons for refusal, we recommended that an appeal of the original decision should be made to the Planning Inspectorate, and that a scaled down, revised application should be submitted.
Understanding that the principle of the change of use was acceptable in local plan policy terms, the structures were removed from the new planning application.
As expected, planning permission was granted for the change of use allowing the horses to move onto the land, leaving the structures to be decided at appeal.
