Land promotion is a long process, often taking years, but the rewards are great, both for landowners and indeed for local communities, who see their needs realised. Many other landowners will be competing for ‘allocation’ within a Development Plan, and so work involves providing evidence as to why your land is better suited for the type of development proposed.
Land is usually promoted as part of a Local Planning Authority’s ‘Call for Sites’. This is where the Local Planning Authority invite landowners to let them know that their land is available. Initially a simple form can be completed and submitted with a plan identifying the site. As time moves on, a masterplan supported with ecological, drainage, tree constraint evidence can be provided to help demonstrate how your site could be developed should it be ‘allocated’. This also helps to demonstrate ‘seriousness’ which is important, as Local Planning Authorities need to know in what timescales development will come forward.
Should ‘allocation’ be achieved, it is often more profitable for you to gain an outline planning permission prior to sale to a developer.
